Apopka Vineland Road Area, Lake Buena Vista
This is a tremendous area for commercial development to service the neighborhoods to the north and also the tourists.
Starting at Lake Avenue and north of the Winn Dixie, the zoning is commercial and north of fifth street on both sides
of Apopka Vineland Road, the zoning is professional office.
In the commercially zone area, Orange County requires a minimum size of 4.5 acres for development and in the professional
office zoning area the minimum size is 3/4 of an acre.
The price per acre in the commercial area is $500,00 - $600,000 per acre and $400,000 - $450,000 in the office area.
This area is comprised of an old subdivision with small lots, therefore in most cases the lots will need to be combined.
This has not been a problem in the past. The area still has 20 and 30 acre parcels which can be assembled as well as small
parcels as needed.
